Located in the trendy South Broadway district - Live like a local -Some of Newport’s best restaurants are just steps from the door - five minute walk to downtown Harbor and shops - five minute walk up to Bellevue Ave.
We know this LOOKS like a great place to party, but due to our nice neighbors, who we like and really want them to like us, we cannot host partiers here. If you're looking for a great place to unwind with friends or family after a day out -enjoying all the great things Newport has to offer, this is it! Easy walk to just about everywhere - Walk to the Ocean in 15 minutes and the downtown/harbor is only a 5 minute walk. Once you get here you really don't need a car. Newport has so much to offer all year round - you'll never be bored!
PLEAE NOTE: This is a legal rental property registered with the City of Newport. The City charges an additional 6% Rooming Tax - like a hotel - This tax is not collected by Home Away and will need to be added to the amount quoted - I know - I don't like it either - bookkeeping nightmare for me :(

THE 'WARTS' - Every place has them :)
The 'Den' area has a daybed with 2 twin mattresses - but no door.
The downstairs apartment is ground level and has a condo above so you will hear all the noise associated with urban apartment living.
Also, the half bath is very small and located through the bedroom.
GUESTS ARE LIMITED TO THE PEOPLE STAYING IN THE UNIT (MAX 10 or 4 Down - 6 Upstairs if renting separate.).
PLEASE BE CONSIDERATE OF MY NEIGHBORS - The noise does carry so we ask that you bring the noise in from the roof after 10 pm and be mindful when coming and going late at night. We ask smokers to use bench across the street in front of City Hall late at night so they are not outside the door talking and keeping my neighbors up.
Parking: There is one off street spot behind The Corner Cafe (about a block and a half away) as well as two guest parking passes. The property is on a " Residential Parking Only Street" strictly enforced from May 1 to Oct - guest passes will allow you to park on my street. Passes absolutely MUST be returned or forfeit security deposit. PLEASE - replacements are next to impossible to get - they are like gold in Newport so please make sure you keep your cars locked and don't checkout without returning passes.

Each Unit has Central A/C - 2 smart tv’s - one in living room and the other in the Master Bedroom.
I can be reached 24/7 on my cell phone. My property manager, Sam, is down the street and can be reached on his phone should the need arise.

*Cleaning is done before guests arrive and after they check out. Cleaning fees cover basic turnover cleaning - The stove, microwave and refrigerator should be left as clean as you found it. Because of guest feedback, we ask that you keep the next renter in mind and refrain from cooking seafood and other foods that leave a lingering odor. Additional fees will apply and will be deducted from deposit if property requires additional cleaning.
We appreciate your interest in our home. Please understand that in order to keep our neighbors happy and to make sure our home stays beautiful for the next guest, we ask that you limit the amount of people in the downstairs unit to 4 - 6 upstairs (no additional day guests) or 10 if renting both units. A $250 per person- for each day of the rental will be deducted from deposit for any additional guests not included in the rental agreement.
I have been honest in my description, I appreciate honesty from my quests; if you plan on entertaining, there are lots of other properties that welcome it - it is not how I want my home used.

There are NO cameras inside the apartment - That would be creepy.

This is a very well kept property. Everything was spotless and well stocked. Location is fabulous, we were able to walk to everything. Roof top is amazing, we were disappointed that we had to limit our use (10 p.m.) but the owner had made this clear prior to our stay - so no surprises. Communication with the owner was great. She is very thoughtful to her guests and really does care about giving them a great Newport experience.
We thoroughly enjoyed our family reunion at this property. It is full of character, whimsical art, and very well maintained. Very classy joint. Everything was well-stocked. Owner made it a special weekend for our family. Dean C

You will not find another property like 1 Bull St. It's so unique in such a fun way. 9 of us stayed there for a Girls Weekend. It was perfect. This place has everything you need. We hope to be back in the summer to enjoy the roof top deck.
Beautiful property and top rated amenities . We had an awesome time with the games and the all star kitchen. Barbara was extremely helpful and gave us so many recommendations, we will certainly be back!
